#5 Joys of the Hood.
The idea of bringing in the additional information they are looking for – while still on your site. Perhaps using Turnhere a vendor that has created videos for each of the neighborhoods they service. This is something you can do yourself or you can go full blown if you think it is a value to your marketing strategies.
One way is to place an ad on Craigs List or in your local newspaper looking for a film student or someone that has basic film and editing knowledge that can put together your video of the neighborhoods and products you feature. Alternatively, Turnhere can do that for you. I think the idea of neighborhood and/or product information on your website is great content that people would love to see.
#6 Give them the 411.
When a buyer comes to your website looking for listings/products to purchase they will also have questions so if you aren’t already doing this, make sure you have a place where the buyers can ask you questions? Questions that are hot topics (like; basics of shorts sales, foreclosures, and user pointers, instructions) or frequently asked questions from users, dedicate a whole section archiving the Q&A’s to assist in solving the issues in an expeditious manner. But more importantly, have a clear button where people can go to ask you a question.
I also suggest you make this anonymous because you will get a much greater level of interaction when you don‘t require people to fill out a for before they get to the “ask the broker/vendor a question” link.
#7 Use The Power Of RSS.
There are a lot of tools out there allowing you to bring content to your website using the power of RSS. If you don’t know what RSS stands for or what it is – at its very simplest, RSS stands for Really Simple Syndication and it’s the ability to take a feed of data and add it into a certain place. Example: using a reader like Google reader or Blog Lines you can subscribe to a number of websites, maybe they are news sites or local Blogs and as you are reading those items daily you can choose content and most of these readers give you the option to share individual stories or individual posts. You can then take a feed of those shared items and post them to your site. It’s a very simple way to update your content.
Hopefully you are monitoring the market on a daily basis to keep content current, but rather than typing up new posts you can hit share that item and pull a feed of all the shared items and post them to your website for your users to read. In effect, you are acting as a filter of all the local/product news giving your readers a central place to get there news.
Another way to do this is through Delicious.com which is a social bookmark tool. As you are going through your search of data/news you can bookmark individual websites or news stories and then pull a feed of all of your bookmarks and inject that on to your website.
Ways to aggregate those feeds if those feeds don’t have RSS capabilities, there’s a tool called RSS Mix and this allows you to go to any website and create an RSS feed. The idea being, you are the filter, you are collecting the data through you daily web habit weather that’s reading data, bookmark interesting sites and stories while using Delicious - by using the power of RSS you can collect all of those links together and then inject them onto your website giving your users one place to go and get the latest news. You’re doing them a huge service and it’s not that much extra work for you because it’s probably things you are already doing but now can be more dynamic and efficient.
#8 Wear Your Widgets.
Simply, Widgets are a piece of code you can cut and paste and bring content to your website. If you’re looking for ideas of what types of Widgets you may want to bring onto your website may be found on the public domains like Flickr where you can pull a feed or listing of photos – bring those photos together with a Widget containing complimentary product lines of business partners, neighborhoods, etc. Again, content you can go out there and source easily.
Another idea may be the Walk Score widget. A great site that gives you a ranking how walkable neighborhoods are – this might be something to add "umph" to your neighborhood page. All great sources to put on your site to build content, all being fast and easy to do with low impact on your time and energy.
Technology, we are undergoing a major shift in technology right now – the biggest one is the fact of high speed information, people want a site to keep them updated with minimal effort. One of the simple ways to do this is to add a chat widget.
#9 Use Office Time for (chat) Floor Time for (chat)
Everybody knows what floor time is so let’s make that time more productive. Chat is the 21st century floor time. Make a commitment to use an hour of floor time say from 10-11 everyday to have a live chat. You can be online to talk about the local issues, happening things and surrounding areas with Q&A services. Make it a place for consumers to come and learn from you. It provides instant gratification for your users.
The easiest place to do this is through a widget called Meebo or Meebome which instantly allows you to draw into your website a place for folks to chat with you – so when you are logged into your computer and logged into Meebo you can create that floor time/chat time where people know they can instantly ask you a question.
Taking that one step further, on a company level, each floor person can be “on chat” during specific periods allowing the customer more convenience of multiple time slots when the service is available. This strategy only works if you are willing to dedicate the time, every day, regularly! You could label the forum as a free community service and seek free media advertising of the service.
#10 Always Be “Always On”.
You need to be "always on" in the market place today. People need to have a way to contact you where ever and when ever they need to. So a couple ways you can do this inexpensively is with a couple of these services like: Skype or Jaxtr which are services that allow customers to contact you from anywhere in the world. Phonetag is a new service we found recently which allows you to have your voice mail instantly converted into an SMS message – it will actually transcribe your voice mail and send it to your phone via text message, this way you are always on. GrandCentral is a service that unfortunately in beta right now which gives you a phone number that they can click that will always forward to where you are being a find me follow me solution.
